Finale Positions Breckenridge As An Approachable Luxury Destination

For decades, luxury mountain real estate has been closely associated with exclusivity.

The best-known ski towns offer exceptional homes, high-end hospitality and recognizable addresses—but sometimes with an atmosphere that can feel formal.

Breckenridge is developing a different interpretation of mountain luxury.

The Colorado town is attracting affluent buyers who want sophisticated residences, quality restaurants, wellness amenities and personalized service without feeling separated from the surrounding community.

“Breckenridge has always felt like an approachable and authentic Colorado town,” said Graham Frank, partner and a managing member of The Finale Development Partnership. “Finale builds on that character, introducing a new standard of luxury that enhances the community without compromising what has made Breckenridge so special.”

That combination of quality and authenticity is becoming increasingly relevant as affluent consumers reconsider what they want from a mountain home.

Luxury Without Attitude

Breckenridge’s appeal is not based on rejecting luxury. It is about delivering it in a more approachable way.

Buyers still expect well-designed homes, personalized service, premium wellness facilities and access to quality food and entertainment. What they may not want is an atmosphere that makes the experience feel overly formal or performative.

According to Tricia McCaffrey Hyon, executive vice president at IMI Worldwide Properties and head of sales for Finale Masterplan, buyers who could purchase homes in a variety of established mountain destinations are considering Breckenridge because they want to participate in the community.

“They’re not looking for this to be gated off into this place and looking to impress people with their address,” she said. “They’re looking to be a part of it. They want to belong here.”

Breckenridge’s historic downtown helps create that sense of connection. Main Street brings together residents, second-home owners and visitors in a setting that feels like a functioning town rather than a self-contained resort.

Hyon describes Breckenridge as a place where second-home owners can begin to feel local relatively quickly. People may have the financial capacity to embrace more conspicuous forms of consumption, but that is not necessarily what draws them to the town.

For luxury brands, there is a broader lesson in that observation. Affluent consumers do not necessarily want less luxury. Many want exceptional quality delivered without exclusivity.

UHNW Buyers Are Savvy About Luxury And Appreciation Potential

Lifestyle is typically the primary motivation behind the purchase of a mountain home, but ultra-high-net-worth buyers rarely ignore the financial considerations. They understand supply, scarcity, comparative value and the differences among mountain real estate markets.

“Our buyers are very savvy and sophisticated,” Hyon said. “They understand value.”

These consumers may evaluate Breckenridge alongside Aspen, Telluride, Deer Valley, Vail or Jackson Hole. Their analysis can include access to skiing, quality of the town, available amenities, ease of travel and the amount of comparable real estate likely to enter the market.

Hyon said some prospective buyers who initially considered Aspen have also explored Breckenridge. While the two destinations offer different experiences and cannot be compared solely by price, Breckenridge can offer a lower entry point for certain types of luxury mountain real estate.

That difference creates an investment thesis for some buyers. They believe Breckenridge may offer both the lifestyle they want today and potential appreciation if demand for high-end properties continues to grow.

Future appreciation, of course, is never guaranteed. Luxury real estate can be influenced by interest rates, economic conditions, local regulations, insurance costs and shifts in buyer demand. Comparing properties across mountain towns can also be difficult because location, ski access, construction quality and amenities vary widely.

Still, UHNW buyers often recognize that markets can be at different stages of development. In a mature luxury destination, current prices may already reflect decades of demand and limited supply. In an evolving market, buyers may see more room for the real estate and hospitality infrastructure to improve.

“They want both an investment and a highly personalized approach to hospitality, anchored by a thoughtfully curated amenity mix,” says Graham Frank.

The important distinction is that these buyers are not choosing between lifestyle and financial value. They want both. The home must provide a meaningful experience for their family while also representing a thoughtful allocation of capital.

Scarcity Adds To The Value Equation

Finale, a multiphase development in Breckenridge, includes residential offerings near downtown and at the base of Peak 8. The plans include townhomes, homesites, chalets, private residences and the Imperial Hotel.

Hyon said the limited amount of developable land is an important consideration for buyers. Breckenridge has also been cautious about adding new construction, while recognizing the need to create housing for local employees.

For a buyer, limited future supply can be attractive because it may reduce the risk of numerous comparable properties entering the market. That does not guarantee appreciation, but it can strengthen the long-term value proposition when demand remains steady.

A More Complete Luxury Experience

Historically, some affluent consumers may have enjoyed Breckenridge but wanted more high-end residences, hospitality services and wellness amenities.

New development is intended to address that gap.

The planned Imperial Hotel at the base of Peak 8 is expected to include a limited number of hotel rooms, private residences and slopeside chalets. Its proposed amenities include wellness and fitness facilities, a spa, restaurants and social spaces.

Health and wellness are particularly important to the project’s target audience. Many buyers are not looking for a passive retirement or a home used for only a few ski weekends. They want to remain active enough to ski, hike and bike with their children and grandchildren.

“Our buyers want to be able to ski with their grandkids,” Hyon said. “And I’m not just saying the green runs. They want to be doing black runs with them.”

That desire is influencing the design of luxury residences and hospitality experiences. Fitness centers and spas are no longer viewed simply as amenities. They are becoming part of a broader lifestyle centered on health span, outdoor activity and multigenerational time together.

Social spaces are also being designed with multiple generations in mind. Rather than creating an après-ski environment intended only for younger visitors, the goal is to offer places where grandparents, adult children and younger family members can gather comfortably.

Breckenridge’s Emerging Food Scene Creates Unique Experiences

A mountain destination cannot depend solely on skiing and expensive real estate. Food, arts and entertainment are increasingly important to visitors and second-home owners, particularly those who spend extended periods in the community.

Breckenridge’s emerging culinary scene is helping change perceptions of the town.

Rootstalk, located in a historic home on Main Street, offers an intimate dining experience built around seasonal cooking and relationships with farmers, ranchers, winemakers and other producers. Its setting is part of its identity: the restaurant feels connected to Breckenridge rather than resembling a concept that could be placed in any luxury resort.

Radicato provides a different experience. Located above the Blue River near the Riverwalk, it focuses on Italian cuisine, including handmade pasta and seasonally influenced dishes. Its combination of food, hospitality and location gives visitors another reason to engage with the town beyond skiing.

These restaurants are important because they are not simply attempts to reproduce the traditional luxury-resort dining model. Rootstalk and Radicato offer distinct experiences that reflect their setting and the personalities behind them.

The town’s appeal also includes the Riverwalk Center, Breck Create and year-round arts programming. Together, food, music and arts are helping Breckenridge become a more complete four-season destination.

That matters as second-home usage changes. Remote and hybrid work have allowed some owners to spend weeks or months in mountain communities rather than limiting their visits to short vacations. These owners need more than a beautiful residence. They want restaurants that continue to interest them, cultural programming and a community that remains active outside ski season.

Belonging May Be The Ultimate Mountain Luxury

Breckenridge does not need to imitate Aspen, Vail, Telluride or Jackson Hole. Each destination has its own culture, real estate market and interpretation of luxury.

Breckenridge’s opportunity is to offer something different: sophisticated mountain living with approachability.

The UHNW buyer may initially arrive because of the skiing, compare the numbers because of the investment and expect quality because of the purchase price. But the final decision is often emotional.

Buyers want a place where several generations can gather, restaurants that feel specific to the town and a community where wealth does not need to be constantly displayed.

As luxury becomes less about impressing others and more about maximizing health, time and relationships, Breckenridge’s approachable character may become one of its most valuable assets.
