Why Some ‘Big Money’ Chooses Breckenridge, Colorado, Over Aspen and Vail

The less expensive ski town about 80 miles west of Denver attracts a kind of low-key wealth that has fueled steady price growth among its luxury ski homes. 

Prices have snowballed in Colorado’s most well-known ski resorts: The peak listing in Vail, Colorado, for instance, is asking $78 million, while Aspen’s top asking price is $300 million for a 74-acre estate—the most expensive home for sale in the U.S.

In Breckenridge, the historic ski resort 80 miles west of Denver, however, the highest asking price is $21 million, for an 8,000-square-foot home.

“My clients want to park cash in Breckenridge because we’re trending far behind the other luxury resorts,” said Bo Palazola, an agent with Engel & Völkers Denver who has the $21 million listing. “We’re not pretentious. You’re not competing to see whose house is bigger. You don’t see the Rolls-Royces and Ferraris. But there’s big money that chooses Breckenridge over Vail and Aspen.”

Breckenridge “attracts the wealthy rather than the famous,” said Marty Frank of Christie’s International Real Estate Summit in Breckenridge. “They come here because it’s down to earth, and they can enjoy nature behind the scenes rather than be seen. Plus, we have the quintessential 1800s-style town.”

Because Breckenridge doesn’t have an airport, as other resorts do, “a type of wealth isn’t present here—people who need an airport for their Lear jet. It’s puffer coats, not fur coats,” said Jim Schlegel, an agent with Slifer Smith & Frampton Real Estate/Forbes Global Properties in Breckenridge. “But we’ve got epic skiing, a quaint downtown, great restaurants and beautiful homes.”

A Gold Rush town founded by prospectors in 1859, Breckenridge opened its first ski area in 1961, when the hamlet’s population had dwindled to 393. Today, Breckenridge encompasses five ski peaks—owned and managed by Vail Resorts since 1997—along with year-round outdoor activities. Its population now tops 5,000 full-time residents, and its downtown strip is designated a National Historic District. 

“Breckenridge is an opportunity buy,” said Graham Frank, chief development officer for Breckenridge Grand Vacations, a developer behind the new Finale townhomes downtown.

Prices and Housing Stock

The median home listing price in Breckenridge was $2.25 million in late September with just 182 homes on the market, according to real estate firm Title Company of the Rockies. Prices have “plateaued” after a dip this year, the company said in a September report.

But the market for homes over $10 million is growing, said Palazola of Engel & Völkers. 

“Right now, Breckenridge’s best address is in Shock Hill, a neighborhood with a private gondola station.” Homes there range from 6,000 to 10,000 square feet and are priced from $8 million to $15 million, he said. 

In 2021, Palazola sold Breckenridge’s most expensive home to date, a $17 million estate in the Timber Trail subdivision.

Entry-level prices for single-family homes start around $2 million, he said, reaching $4 million or $5 million for “luxury properties. That translates to about $1,000 per square foot. Vail is $3,000 per square foot, and Aspen is at least $5,000 for comparable homes.”

Breckenridge’s top subdivisions also include the new Victory Ridge development, where lots start at $5 million, and the Highlands, a golf community with larger lots and views, said Frank of Christie’s. 

A busy condo market, mainly propelled by investors, includes smaller units starting at around $400,000, two-bedrooms around $800,000, and luxury condos over $2 million, including a 1,750-square-foot unit in the downtown Corral development. While 50% of Breckenridge buyers are seeking vacation-home rentals, the “town council has restricted short-term rentals in the historic area. It’s more for ski-in, ski-out locations,” said Schlegel of Forbes Global Properties.

Downtown properties, including renovated historic Victorian homes, “are priced a bit lower because they’re usually smaller than detached homes, but they’re very cool,” Schlegel said. Restored downtown houses range from $4 million to more than $7 million, he said. 

Amenities

Skiing put Breckenridge on the map; with five mountain peaks that span 3,000 acres of ski territory, some developers are offering lifetime ski passes as buyer incentives, according to Palazola. 

“But we’re a year-round destination, with hiking, camping, biking and golf in summer. And because of our climate, we don’t use air conditioning,” he said.

The city’s rich slate of cultural offerings includes August’s annual Breckenridge International Festival of Arts, downtown’s Breckenridge Arts District cultural corridor and even a snow-sculpting festival. Breckenridge has also earned Dark Sky certification for minimized light pollution.

A small population means few schools, but private options include the Peak School in Frisco, nine miles north, or the Vail Mountain School, where many parents carpool for the 32-mile drive north.

Who Lives There

In general, Breckenridge rarely appears on gossip sites compared to other resorts. “We have plenty of high-profile people here, but they go under the radar,” said Schlegel of Forbes. “They don’t walk into a bar and announce they’re here.”

That said, an episode of “Keeping Up With the Kardashians” filmed the family on vacation in Breckenridge, and former NFL star Rob Gronkowski has said he hits the slopes there. A local realtor said Goldie Hawn and Kurt Russell are Breckenridge regulars. The 1994 Jim Carrey comedy “Dumb and Dumber” was also filmed here.

Outlook

“Though 2025 has been a little softer because of uncertainty in the economy, we’re up over the last three to five years,” Schlegel said. “And I’m bullish on the next decade. Demand is consistent. We’re just perpetually near the end of having new land to build on.”

For Palazola, growth looks even stronger. “I guarantee you those $10 million homes will be $20 million in five to seven years,” he said. 
The influx of buyers “is growing every year, from places like the U.K., South America, Mexico City and even Australia,” said Frank of Christie’s. “Breckenridge has performed amazingly well, and will continue that way.”
